How an application becomes a guarantee

The end-to-end journey, and who is responsible at each step.

A guarantee follows the same path for every tenant:

  1. Invitation — sent by your company, directly, through an application started on the tenant's behalf, or through a Street import.

  2. Application — the tenant completes their details on The Student Guarantor's platform. Partner-supplied sections are pre-filled for the tenant to check and confirm.

  3. Service fee — paid by the tenant.

  4. Identity check — the tenant verifies their identity; some documents are reviewed manually by The Student Guarantor.

  5. Cosigner — the cosigner verifies their identity and signs. Some applications proceed without a cosigner; for those, this step does not exist.

  6. Confirmation of rent details — the tenancy's rent, dates and parties are confirmed. Under a master agreement this is already done — the details your company entered are the confirmation. Otherwise it is requested from the tenancy manager.

  7. Signing — all parties e-sign the guarantor agreement.

  8. Active — the guarantee comes into force and the guarantee certificate is issued.

Your company is responsible for steps 1 and, under a master agreement, step 6. Everything else sits with the tenant, the cosigner, the tenancy manager or The Student Guarantor — the Waiting on column says which, per application.
