Every application sits in exactly one stage:
Invited — the invitation has been sent; the tenant has not started.
In progress — the tenant is completing the application.
Payment — the application is submitted; the service fee is outstanding.
Identity check — the tenant's identity verification is outstanding or under review.
Cosigner — the cosigner's identity verification is outstanding.
Rent details — the confirmation of rent details is outstanding.
Signing — signatures on the guarantor agreement are outstanding.
Active — the guarantee is in force and the guarantee certificate is issued.
Attention required — something needs intervention; the row states the specific reason, such as a rent mismatch or an undelivered invitation.
Stages are not strictly sequential. The service fee is routinely paid while the confirmation of rent details is still outstanding, so an application can look ahead on one step and behind on another. The application's checklist shows each step's own state; only the first outstanding step is treated as current.
An application that stalls without activity is marked dormant and surfaces under Attention required rather than disappearing from the list.
